Our easy guide to planning a timber frame extension
Planning an extension can be difficult if you don’t know where to start, which is why we have put together this helpful guide. It is a common misconception that planning permission is required; however, this is not needed for timber extensions for such areas as porches and outbuildings. Timber Framed Porches
Timber Framed Porches, which are no bigger than 3m2 in width and height, don’t require permission.

Single Storey Timber Framed Extensions
Single storey extensions are permissible if the following requirements are met:
- Extension is less than half the area covered by the original house (as it was first built)
- It’s not forward facing or side facing where there is a road
- If extended to the rear, it would need to be less than 3 metres width and less than 4 metres height – sideways are less than half the width of the original house
Timber Framed Outbuildings
Timber framed outbuildings include sheds, greenhouses, swimming pools, and cabins. They are permitted if they are not positioned in front of the principal wall of the main property, they are single storey, no taller than 2.5 metres in height, and they do not include verandas, balconies or raised platforms. You are allowed to have carports attached to the outbuilding.

Timber is classified as carbon neutral, which refers to the amount of energy used to process, manufacture and delivery, and how it is offset by the amount of CO2 the timber frame will absorb during it’s lifetime.

Timber frame extensions can be bought and erected from anywhere between £20,000-£40,000 depending on the size, layout, design and amount of windows.
